Include the utility bill paid by the tenant and any amount received as a rent payment in your rental income. Under the terms of the lease, your tenant does not have to pay this bill. For example, your tenant pays the water and sewage bill for your rental property and deducts it from the normal rent payment. You can deduct the expenses if they are deductible rental expenses. You must include them in your rental income. Include the payment in your income in the year you receive it regardless of your method of accounting.Įxpenses paid by tenant occur if your tenant pays any of your expenses. Payment for canceling a lease occurs if your tenant pays you to cancel a lease. But if you keep part or all of the security deposit during any year because your tenant does not live up to the terms of the lease, include the amount you keep in your income in that year. Do not include a security deposit in your income when you receive it if you plan to return it to your tenant at the end of the lease. Include it in your income when you receive it. Security deposits used as a final payment of rent are considered advance rent. You must include $10,000 in your income in the first year. In the first year, you receive $5,000 for the first year's rent and $5,000 as rent for the last year of the lease. For example, you sign a 10-year lease to rent your property. Include advance rent in your rental income in the year you receive it regardless of the period covered or the method of accounting you use. In addition to amounts you receive as normal rent payments, there are other amounts that may be rental income and must be reported on your tax return.Īdvance rent is any amount you receive before the period that it covers. You must report rental income for all your properties. Rental income is any payment you receive for the use or occupation of property. You generally must include in your gross income all amounts you receive as rent. Most individuals use the cash method of accounting.īelow are some tips about tax reporting, recordkeeping requirements and information about deductions for rental property to help you avoid mistakes. If you use an accrual method, you generally report income when you earn it, rather than when you receive it and you deduct your expenses when you incur them, rather than when you pay them. As a cash basis taxpayer you generally deduct your rental expenses in the year you pay them. If you are a cash basis taxpayer, you report rental income on your return for the year you receive it, regardless of when it was earned. All rental income must be reported on your tax return, and in general the associated expenses can be deducted from your rental income. If you own rental real estate, you should be aware of your federal tax responsibilities.

Easy, right? You don’t have to worry about the other settings right now. There you have it! This is how you reverse a clip with the Change Clip Speed method. Continue holding Shift and drag downward past the bar separating video and audio tracks. This will pin the video portion to the specified video track. For example, you can type in -150% and your video will go backwards faster. To place the video and audio portions of a clip into tracks you specify, drag the video portion to the destination video track. If you want the video to go backwards faster, you can insert a smaller value. You can also change the speed from 100% to -100% and press Change. Rumour has it that Puck-Man was rejected by Namco’s US subsidiary over concerns surrounding its similarity to the North American slang. it was initially entitled ‘Puck Man’, which is where the name comes from. What’s interesting about Iwatani is that he doesn’t see Pac-Man as an instant success, and it actually took quite a while to take the limelight. Pac-Man was actually created by renowned game designer Toru Iwatani, who has since gone on to create several other arcade classics including Pole Position (1982) and the highly successful Dig Dug (1982). You may be wondering who came up with this genius game idea, so let’s take a look… The legend behind Pacman Namco’s beloved creation, Pac-Man, hit the arcades in the US in 1980 thanks to Midway and quickly became a hit with gamers across the world. Pac-Dots – Standard dots you must try to collect as you move round the maze.Ghosts – The set of ghouls you must try and avoid to win the game.Energizer Dots – BIG flashing dots worth extra points!.There are also a few ‘non-fruit- bonus They appear around the center of the maze. Look out for bonus points opportunities by eating up fruits such as Melon, Cherry, Strawberry, Orange or Apple. There are 14,600 points to gain on each level. When Pac-Man eats a ghost, they change colour, direction and move more slowly, before flashing white as they become a threat again.Energizer dots are worth more at 50 points, but there are only 4 of those in each corner! These allows you to eat the ghosts in your path. There are 240 dots all together and you gain 10 points for each dot.Pacman only has one life, get caught and GAME OVER.This is good as it makes you harder to chase, but bad because if a ghost manages to trap you then they can use their superior speed to give you a real scare!ĭotted throughout each maze are bigger ‘energiser’ dots which, when scoffed, make Pac-Man invincible for a limited amount of time and allow him to destroy any ghosts that may get in his way – a very useful ‘power-up’ during the higher levels where difficulty and intensity increases. You start the game with a set number of lives and every time you eat a dot (or an energizer) your character grows larger. To do this, you’ll need to be quick and cunning! Gameplay & Rules The object of the game is to clear all of the dots on an arcade screen while avoiding the ghosts. The maze-based game sees the player controlling Pac-Man through a series of corridors while trying to avoid four colourful ghosts Blinky, Pinky, Inky, and Clyde. Pacman is one of the oldest games around, but how is it played? The object of the game The bow frame was moved back slightly to improve visibility. The change improves signature characteristics while maintaining low weight. The F-35 is a one-piece, forward-opening design with an integrated bow frame. The X-35 canopy was a two-piece, side-opening design with a conventional bow frame. Most of the changes described here, with the exception of those related to the vertical lift system, apply to the other Lightning II variants-the conventional takeoff and landing, or CTOL, F-35A and the carrier variant F-35C. We have chosen to compare the X-35B and F-35B aircraft to highlight the extensive refinements. These systems are part of a larger autonomic logistics system that will be used to support the aircraft in the field. The aircraft has integrated prognostic and health monitoring sensors built into critical systems. Internal systems themselves have been added, redesigned, and moved around to reduce weight and cost, improve survivability, and make the aircraft easier to maintain. The internal structure has been redesigned to reduce weight and accommodate operational systems. The highly automated manufacturing process used for the production versions is entirely different from the mostly hand-built process used for the prototypes. Many changes aren’t visible in the accompanying graphics. New technologies that didn’t actually fly on the demonstrators-such as the electrohydrostatic actuators, integrated power package, or IPP, and helmet-mounted display-now function as integral parts of the F-35. Internal weapon bays, radar, targeting system, and low-observable treatments are functional. Capability and durability of the lift system have been improved. Full avionics functionality has been added. The demonstrators have been transformed into operational fighters during the current System Design and Development phase of the program. However, at a more detailed level, the production versions are different in every respect-from the tips of their noses, to their internal structures, to the angular feathers on their engine nozzles. The X-35C also had larger wings and tails than the X-35A/B.) The fundamentals of the shaft-driven lift fan system for the STOVL variant remain unchanged as well, which includes keeping the original three-bearing swivel nozzle. (The F-35C has a much larger wing to improve low-speed handling characteristics for carrier landings, but the sweep angle is the same. The wing sweep angles for the leading and trailing edges are identical. Still, the production versions maintain a strong family resemblance to their predecessors. The demonstrators also did not carry signature treatments. For instance, the X aircraft did not carry or drop weapons or include mission avionics. The fast pace of the program meant that only essential functions and capabilities were provided and tested. The demonstrators, for example, used a number of off-the-shelf components to speed design and fabrication. The X-35 demonstrators, by any standard, were much simpler than the F-35 Lightning IIs that will be rolling out of the Lockheed Martin factory in Fort Worth, Texas. Mission X demonstrated the integration of a STOVL lift system into a high-performance fighter. This mission combined a short takeoff, acceleration to supersonic flight, and a vertical landing in a single flight. The demonstration culminated in the successful completion of “Mission X” on 20 July 2001. It also proved the viability of up-and-away flight. The X-35B proved the viability of the shaft-driven lift fan and the performance available in STOVL. The most important part of the demonstration for the X-35B (the short takeoff/vertical landing, or STOVL, variant shown in the illustrations here) was the integration and operation of the STOVL propulsion system. The X-35 demonstrators, built and flown during the concept development phase of the program in 2000–2001, validated specific propulsion and design features incorporated on today’s F-35 Lightning II. A side-by-side comparison of the X-35 Joint Strike Fighter prototype with the F-35 Lightning II production aircraft underscores the huge strides the JSF program has made transitioning from demonstration to development. That topic was covered two posts ago in the article about estimates in QBO. QBO recently added the capability to do progress invoicing, that is, create multiple invoices from one estimate. For those billing customers for the same amounts on a regular basis, this is very handy. This is a pretty nice feature, especially with the ability to automatically email the invoice to the customer without any additional entry from us. Start March 1 and don’t stop until someone changes the settings. Click the gear icon again and select Custom Form Styles. You’ll need to use a special template for progress invoicing. In the highlighted section we created settings telling QBO to create this invoice each month on the first. Change the template name to a descriptive one and click Airy Classic to select it. In this example we’ve chosen to automatically email the customer each time the recurring invoice is created. There are several options (the second arrow). You can see from the title this will be a recurring invoice. With an invoice form open in QBO, you’ll see a button at the bottom of the screen that reads “Make Recurring.”Ī click of that button opens a new window with the invoice form and a few more options. It’s possible to create recurring invoices (and other recurring transaction types) in QBO. While writing this article we didn’t actually save the invoice shown in the first section dealing with estimates/invoices. The estimate shows in the above screenshot as a related transaction since an invoice has not been created from the estimate. In the screenshot, the arrow points to the check created in the prior step. When creating an invoice for a customer or a project that has related transactions, QBO shows those related transactions in a panel along the right side of the program window. Make the selections as in the screenshot above and you are able to invoice the customer without manually re-entering. The Billable column and Customer/Project (Customer:Job in QuickBooks desktop) work like they do in QuickBooks desktop. It’s also possible to invoice costs associated with a job or project by designating those at the time the expense is incurred. You can have one invoice, and then receipt a partial payment when that is paid - in this case, just write what you need as the deposit as text as a line item, but the invoice will show the full amount being due. We detailed this in an earlier post about using estimates in QBO. All answers (1) HS Helen Schafer Apat 4:54am Hi Adrian. In this case, one invoice has been created from the estimate. Once the “Create Invoice” button is selected as in the above screenshot, immediately an invoice with all the pertinent information is created on your screen. Just like desktop, it is possible to create an invoice directly from an estimate without having to manually re-enter data. The tools are fewer than desktop, but that is changing as the QBO developers continue to roll out major new improvements. Put these photos side by side to increase the dramatic effect.Just like the desktop version, QuickBooks Online (QBO) has certain tools that save steps when creating invoices. Everybody loves seeing before/after photos. You’re probably already taking a few photos for your own reference your company Facebook/Yelp page. Some companies include the number of people working on a project to further justify their final price.įinally, include a few photos of the work done. Write that it’s for labor, including how much you charge for labor per hour and the number of hours the job will take. You’ll also want to include labor costs in the same way. It’s generally a good idea to include a serial number or ID numbers for materials used in case you want to do a follow-up job and want to use the same materials. When you list the materials, include the description of the materials, the quantity you’ll need, the cost per piece, and the total amount of that material. Businesses bill their customers over time at regular intervals according to a project. Your description should also be easy for the customer to understand, so they know exactly what work was done. The progress billing meaning describes a specific invoicing method. You may refer to your invoices in the future, so the details will help you remember exactly what you did. Mention any specifics, not just the general type of job, where possible. The description of the work to be done should be brief, but it should be detailed as well. – Gikwang’s ideal type of girl is someone who looks pretty and is fun to talk to. – Gikwang enlisted on Apand was discharged on November 18, 2020. – He is a coach on the dance battle program “Dancing High”. – Lee Gikwang won I-MAGAZINE Fashion Face Award in 20. – He is a cast member of the reality program “Why Not: The Dancer”. – He acted in several Korean dramas: “High Kick! 2” (2009), “My Princess” (2011), “Me Too, Flower!” (2011), “My Friend is Still Alive” (2013), “Twenty Years Old” (2014), “Mrs. – Kikwang is a truthful person and almost doesn’t know how to lie at all. – He doesn’t smoke or drink alcohol and takes very good care of his body. – In 2009 he opened up for Lady Gaga at her Korean showcase. – He first debuted as a solo singer and went by the name AJ, he was known as the next Rain. – He is a former trainee of JYP Entertainment. – He used to wear glasses until he got lasik. – Kikwang’s cousin is Nakang, a member of the group Vermuda. – He has a younger brother, named Lee Hyekwang. – He was born in Naju, South Jeolla Province, South Korea.
